Dubai, April 15, 2026 — The Dubai Land Department (DLD) today launched "SmartValue DXB," the world's first artificial intelligence-driven real estate valuation and transaction platform, eliminating traditional appraisal delays and bringing unprecedented transparency to the emirate's property market.
Developed in partnership with leading AI firm Anthropic and local proptech unicorn Property Finder, SmartValue DXB leverages machine learning algorithms trained on 15 years of Dubai transaction data—over 2.4 million records—to deliver instant, accurate property valuations with 99.2% accuracy against final sale prices.
"This platform eliminates the information asymmetry that has plagued real estate markets globally," said Marwan bin Ghalita, Acting Director General of DLD. "Buyers, sellers, and investors now have access to the same real-time data insights that previously required weeks of research and multiple professional appraisals. A transaction that once took 45 days can now be completed in 72 hours."
Key capabilities launched today:
-
Instant valuation: AI-generated property estimates in 8 seconds, updated hourly based on market dynamics
-
Predictive analytics: 90-day price forecasting with 94% accuracy for residential properties
-
Smart matching: AI-curated property recommendations based on buyer behavior patterns and investment goals
-
Fraud detection: Blockchain-verified ownership history with automatic red-flag alerts
-
Mortgage integration: Direct API connections to 14 UAE banks for real-time pre-approval
The platform's debut coincides with Dubai's busiest property quarter on record. Q1 2026 saw AED 131.2 billion in transactions, with international buyers comprising 71% of activity. SmartValue DXB is expected to accelerate this momentum by reducing foreign investor hesitation around pricing fairness.
Early adopters include major institutional investors. "We tested SmartValue against our internal valuation models for 50 properties," said Chen Wei, Chief Investment Officer at Haiwan Properties. "It matched our assessments within 2% every time. This level of accuracy changes everything for portfolio management."
DLD also announced that SmartValue data will feed into Dubai's upcoming Real Estate Investment Trust (REIT) framework, enabling fractional ownership products with transparent, AI-verified underlying asset values.
Privacy safeguards include anonymized data processing and opt-out options for individual property owners. The platform is free for all users, with premium analytics subscriptions available for professional investors.
